From the moment you drive in on the Heated Driveway and walk in, feeling the warmth of Radiant Heat Flooring in the winter or the cooling of Air Conditioning in the summer while taking in the luxurious furnishings of this professionally decorated and appointed mountain modern home, you will know you made the right choice in booking with us. We make sure when you vacation with us, your home will have everything you could possibly need. We pride ourselves in making sure our kitchens are fully stocked with all the items of your own kitchen. Our homes are equipped with everything from coffee makers, toasters, blenders, baking pans, cookware sets, skillets and even a crock pot so you can throw dinner in and come back to something hot like chili or soups. We provide a welcome basket with coffee for your morning wake up and chocolate and champagne for your night cap. If you like, we will even arrange with one of our partners to have your groceries in the Bosch refrigerator prior to your arrival. Or, make sure that your wine is perfectly chilled in the wine chiller. For all of our homes, we make sure your comfort is our top priority. Our homes have luxurious, soft bed linens, plenty of pillows and comfy blankets, basically every consumable you need for your vacation. We also provide humidifiers, fans and plenty of hangers and luggage racks in every bedroom. |

Master Bedroom #1 is a King suite with beautiful natural light and amazing views of Park City. The suite includes toasty warm gas fireplace and large, flat screen TV for catching your favorite show and a ceiling fan and a large walk-in closet. Feel free to unpack, store the suitcase away and relax or get some work done on the desk. The en-suite bathroom also features double sinks, large walk-in shower and a soaking tub. Master Bedroom #2 is also a King en-suite bathroom w/shower. This second master suite includes a large HDTV and Ceiling Fan. Bedroom #3 Queen Suite w/Ceiling Fan and HDTV. The en-suite bathroom is a large walk-in shower with natural clean earth tones accompanied by a single sink and toilet. Bedroom #4 Queen + Twin. This Suite includes a HDTV, Ceiling Fan, Closet space. Ideal for a couple, young family or for the kids with an en-suite bathroom and large, walk-in shower. Theatre Room with raised seating, Xfinity X1 giant 80" HDTV, DVR and HBO, PS4 Playstation, Table Top Video Arcade Game System, Wine Cooler, Micro and Queen Murphy Bed with full en-suite bathroom. Every bathroom will have soft comfy bath towels, hand towels, face cloths, and soft floor mats. We provide soap, shampoo, conditioner, paper items (toilet paper and tissues) along with a hair dryer in the vanity drawer so that’s one less thing you need not remember to pack. |

This beautiful house was perfect for three adult couples and 4 kids between ages of 10 to 14. The location was amazing, with just a walk across to Main Street. This home is beautiful! Everything was top of the line. Our family of 6 stayed for a week and really enjoyed this home and its proximity to downtown (Main street was only about 3 blocks away). We walked or rode our bikes everywhere from here, and when we were not out, we loved the deck with hot tub and the lower level movie theater in the evening.
The kitchen was very well appointed and we also used the gas grill a few times. Beds were comfortable and bathrooms luxurious. The communication with Bo was very good and check-in/check-out was fast and easy. We will definitely be back to this home on our next trip to Park City! John H. |

We absolutely loved this place!!! It exceeded our expectations. We stayed late Feb/ early March 2020. It is brand new with everything you could want in a location that can’t be beat. It is a two minute walk to the free Park City bus station which we took to Deer Valley Ski Resort and Park City Ski Resort with our skis and boots in tow, both only a short ride. The house is just a three minute walk to main street with it’s restaurants and shops. The house is beautifully decorated with nice linens, awesome appliances and fully equipped kitchen for cooking. Very nice bathrooms which are private to the bedrooms, gas fireplaces were great. Beautiful balcony with a hut tub that seats 5-6 with nice views. All of the bedrooms are very private, great for couples. The property was easy to access and the property manager, Bo was quick to respond to our calls with any questions. This place will be our first choice when we return to beautiful Park City! Cindy K. |

| CANCELLATIONS: Cancellations made more than 60 days before arrival date will have the reservation deposit refunded entirely. Cancellations made between 31-60 days before arrival will forfeit the 25% reservation deposit. Cancellations made 30 days or less before arrival date will forfeit entire payment. No refunds will be made for late arrival or early departure. | |
| CHECK-IN/OUT TIME: Check-in time is after 4:00 pm on arrival day. Check-out time is before 10:00 am on departure day. Contact property manager in advance with early arrival or late departure requests. | |
| NO SMOKING NO PETS: Absolutely NO smoking or pets in the house. A cleaning fee of $300 will be charged if this policy is violated. | |
| Occupancy and Vehicle Limit: A maximum of 11 people are allowed to be in the house at anytime. No more than 1 vehicle per 5 guests is allowed at anytime in the garage or driveway. There is no street parking allowed. | |
| No Parties/No Events/No Large Gatherings: Absolutely no house parties, no events and no large gatherings. If a house party attempts to occupy the property, the group and Tenant will be evicted and all monies will be forfeited. No loud music will be tolerated, and all music should be turned off at 10 pm. | |
| Minimum Age Requirement: The primary renter must be at least 25 years of age and an adult must be present in the house at all times when occupied. Tenant acknowledges that hazards exists for children | |
| Slippery and Icy Conditions Exist: The driveway will be plowed and the entry will be shoveled after it snows, but there still exists slippery and icy conditions, including roof snow and icicles. | |
| No Open Flames: Tenant agrees to have a responsible adult present at all times while a fire is burning in the fireplace. No lit candles are allowed | |
| No Equipment in the House: Please keep all skis, snowboard, poles, bikes and equipment in the garage. | |
| Governing Laws: Guest agrees to abide by the laws, rules and regulations of the governing jurisdictions. | |
